On the territory of the oil refinery, a new office building needs to be constructed for 300 employees currently working in an old, hazardous building. The client company has a budget for new construction, but the previously developed project documentation exceeds this budget by 23%.
Traditionally, local office buildings follow a one- or two-story corridor-office layout. We conducted interviews with department heads and analyzed staff schedules. By studying employee interactions, behaviors, requirements, and workspace configurations, we optimized the layout—grouping teams where possible into open office spaces with compact, ergonomic workstations and minimizing corridor and transit areas.
We centralized distribution panels and ventilation units within the building core, significantly reducing the length of engineering communications. As a result, our design solution lowered the project’s implementation cost by 40% compared to the allocated budget.
