OFFICE BUILDING KNESS

Location: Vinnitsa, Ukraine
Architects: Pavlo Peker, Bohdan Filonov, Oleh Shainoha
General Contractor: APT.UA
Total area: 4460 m²
Status: design in progress

The rapidly growing energy company KNESS needs to build a new office building with 300 jobs. One of the requirements is that during the implementation of the project, production work should not stop.
After analyzing the territory, we decided to attach the new building to the existing workshop, separating them from each other with a firewall. The premises adjacent to the workshop cannot have windows, however, to give workers daylight, we built light wells that will provide the required insolation.
This solution in the future provides an opportunity to expand the office building as needed, adding to it instead of the shop additional volume. The new architectural structure will have light wells inside, which will provide an opportunity to increase office lighting.

For the planning structure to meet the task, we studied the staffing table and delved into the work processes. As a result, a system of rooms, spaces, meeting rooms and recreation areas appeared, the most convenient for interaction between divisions, departments and individual employees. For example, development engineers and designers are next to each other, which saves time for solving design issues. The project provides for a whole floor with cafeterias, a conference hall and a terrace where people will have lunch, relax and socialize in an informal setting. On this floor we created the bridge that connect two office buildings - existing one and new. This bridge creates a one architectural volume for all employees. Such an approach to organizing work will not only increase the efficiency of people’s work, but will also serve as an additional advantage of the company in the labor market.
